Tritax Big Box and Bericote Properties have reportedly pre-sold 20 units at the former Littlebrook Power station in Dartford to Logicor for £25m, Property Week can reveal.
The completed small unit scheme, totalling 85,000 sq ft, is the third phase of the ‘The Powerhouse’ logistics development in north Kent, and was sold for an undisclosed figure.
The 20-unit small business unit scheme offers business space for start-up companies and local businesses and was built as part of the delivery of the wider 2.3m sq ft facility let to Amazon.
Elsewhere on the site, Tritax and Bericote speculatively developed a 302,790 sq ft logistics building which is still available to lease.
The unit, with 21m clear internal height, 55m yard depth and 1MVA power supply, has been built to BREEAM ‘Excellent’ standards and includes 20% EV parking spaces, along with a roof ready for 100% solar PV coverage if desired.
The Powerhouse site now comprises 3.2m sq ft of consented space. Phases one and two of the scheme comprise a 2.3m sq ft facility to Amazon and a 450,000 sq ft unit let to IKEA.
JLL advised Bericote and Tritax on the sale.
